Floor Plans

GDH Services if requested can offer a floor plans facility. Floor plans are produced by software that enables 2D plans to be drawn up for rental or sales purposes. When you are having a domestic EPC survey carried out, request a floor plan to be drawn up at the same time. This will show prospective buyers / renters an accurate floor layout along with size of rooms within the property.

The EPC Process

  1. We will  arrange access with your tenants, agents or directly with yourself.
  2. Supply ourselves with your email address and we shall keep you fully informed with every step of the process.
  3. Once the EPC is completed the EPC report shall be lodged onto the national data base and emailed to you, all within 48 hours of completion of assessment. 
  4. We carry out work within: the city, the M25, Essex, Kent and all of East Anglia. 
  5. Work can be booked at short notice.
  6. Appointments can be tailored to meet your availability.
  7. We carry out EPC assessments for both domestic (DEA) and commercial (NDEA) properties.

What is an EPC ?

An Energy Performance Certificate (EPC) measures the energy efficiency of a property on a scale of A-G. Energy Performance Certificates were introduced in England and Wales in 2007 and are a legal requirement for a building to be sold, let or constructed. Once obtained, an EPC is valid for 10 years. The most efficient homes – which should have the lowest fuel bills – are in band A. The certificate also tells you, on a scale of A-G, about the impact the home has on the environment. Better-rated homes should have less impact through Carbon Dioxide (CO2) emissions. The average property in the UK is in bands D-E for both ratings. The Certificate includes recommendations on ways to improve the home’s energy efficiency to save you money and help the environment. EPCs apply also to commercial buildings and are rated only by Carbon Dioxide emission ratings on a scale of A-G

Do I need an EPC ?

An EPC is required for buildings that are to be sold, rented or built in England, Wales and Northern Ireland. The EPC must be commissioned before the property is put on the market and it must be available to be shown to prospective buyers or tenants if requested. Bear in mind that those given 10 years ago will now need to be updated. If you cannot produce an EPC at the time required, you could receive a fine. There are, however, buildings that do not require an EPC, including: 

  • Places of worship
  • Holiday accommodation and residential buildings used less than 4 months a year
  • Industrial sites and workshops
  • Buildings that are to be demolished or Buildings intended to be used for less than 2 years
  • Stand-alone buildings with less than 50 square meters of useful space

Since January 2013, listed buildings are now also exempt from requiring an EPC, as significant alterations to the character and appearance of the buildings would have to occur to ensure compliance with the energy efficiency requirements.
